Given the current economic climate,how much would you spend on re-vamping your house to sell it quickly ?

However we have lived here for 22 years and it is in need of updating.
I had the kitchen redone 6 years ago and that is OK.
Last year we had the hall ,stairs and landing decorated as well as two of the four bedrooms.
My big problem is the downstairs loo and the bathroom upstairs.
They are so dated but it will cost a lot of money to renovate them,and I am not sure we would get our money back.
Most people never like what you have done and rip it out anyway.
I am between a rock and a hard place-any suggestions or tips would be very welcome.!
Being as how you have done up some of the rooms and really just the lower toilet and upstairs bathroom require a tidy up then I would go as follows.
Make both rooms look bright and airy, whether by cleaning paintwork or touching it up till you are happy that it is not off putting to viewers sometimes a wash down with manders sugar soap will be of benefit to the paintwork.
Time spent on the garden will entice people to view as will ordinary things like clean bright windows and tidy curtains.
Have gas fires or CH serviced as this can help when documentation can show it is okay.

Given current climate, you’ll be lucky if you sell at all. take the hit and sell it as it is if you have to sell.

Due to the economy people are not making as much of a profit if any when they sell. I’d do the minimum since recovering the costs may not happen.
I’d declutter as much as possible and paint all room a light neutral color. If wood like cabinets, mouldings, doors etc. look tired or out of style paint them white.
I’d stay away from any major remodeling and cut your losses

Don’t spend money on renovations unless it’s for your benefit. Renovating a house that you intend to sell is money down the drain in the current climate. Don’t do anything except essential repairs at this point.
As I’m sure you know, house prices are falling off a cliff at the moment so if you want to sell quickly, get an honest valuation, and price the house to sell. This is very important. Average house prices have now fallen to what they were in 2003, but some sellers still expect to achieve 2007 prices! If you price it too high initially, you won’t sell it and you’ll just end up chasing the market right down to the bottom.
