What is the most recommended estate agency in Banbury, UK?

My grandparents are wanting to sell their 2 bedroom bungalow quickly, but they need a trustable estate agency they could always rely on.

They were with Connells but they are useless (Connells never communicated with my grandparents) about the house and any viewings and they had taken their property off the market two months ago, and now they want to put it on the market again.

What should they do, any advice?

The market has been dropping … and buyers have been loosing their jobs and finding it difficult to get Mortgages .. and the ’smart’ ones are waiting for prices to drop further ..
(which it is quite likley to do)

If they really need to sell, there are two possible answers :-
1) Drop the asking price to 10% below the current ‘market level’ .. and be prepared to accept an offer 10% below that

2) Go to Auction .. and be prepared to get 30% lower than the ‘Market price’ ..

The final option is for your Grandparents to sell some part of the house to their kids / grandchildren … yes, I know it seems like they are paying for their ‘inheritance’, but at least the WILL get the house (this is by far a better choice than putting it into the hands of the ‘Equity Release’ cowboys .. where your Grandparents will be lucky to get 10-25% of the Market value and the kids will inherit nothing)

Alternatively, they should accept that the housing market is unlikely to recover for 5 – 10 years and they may just have to sit it out ..

I agree with tivodan116. There are a lot of predators out there who take advantage of people who are in trouble. In addition to talking to your attorney who may know investors, talk to a Realtor about listing/marketing the property. What stage are you in with the foreclosure? Have you been served and have you gone to court? If you have a court date, tell the judge that you’re selling the property. Take a copy of the listing agreement….the judge is usually lenient. The Realtor may have an investor to do a quick sale.

Yes, the information on how to file is in the instructions for schedule. The interest goes on a different line than 1098 interest.

We have to move because of job situations. There is no company relocation. I have it listed on all of the sites I have found ForSaleByOwner, Craigslist, Domuswap, OnlineHouseTrading, Sublet.com. We are hoping to sell it rather quickly which I know is very hard in todays market. We just bought it two years ago for about $257,000. We got 100% financing and can’t afford to take drastically less than we still owe on it. It is not foreclosed or any thing like that. We can still afford to make payments, it is just that my husband is gone all week and we would like to get a place where he works so we can be together. Thanks for the answer. Actually we have dropped the price already. We did upgrade a lot carpet, countertops, appliances, furnace, AC (some in the subdivision don’t even have one), Garage door & opener(again some don’t have them Crazy if you ask me), extended garage, basement, alarm system, and more I’m sure I forgot. Thanks, I really hope we are not stuck with a house no one will be living in soon…

it is almost impossible to sell any real estate right now. Be real careful renting it out, they could completely trash the house

I have remarried and have a custom built home for sale, and don’t want to have to pay double mortgage for long time!!

Clean it, no clutter, have it staged, get rid of anything personal, a family photo wall is a turn off, no one wants to see what yours kids/family looks like, they care about having to fill all those holes in the wall. Neutral Paint (pink girls rooms and blue boys rooms are cute until you have cover it with 2 coats of primer and 2 coats of paint. Also, flat paint is what builders use it doesn’t show wall flaws, but a pain to wipe off, eggshell is a better bet, wasy to wipe off and still covers flaws), if trim is natural wood, clean and polish it, if it’s white, wipe it down (no one wants to see hair or dirt) and repaint (personally I like white oil based paint, it covers well and looks clean). Make sure all windows and doors open and close correctly, if you have to paint the window and door trim, for Heaven’s sake, TAPE IT OFF, don’t paint over the window. Trim landscaping, re-mulch (most people won’t even waste their time looking if the house doesn’t have curb appeal). Make sure faucets don’t drip, replace or make sure the air filter is clean (if it’s dirty buyer’s think you don’t have the time or money to replace them so what else can be wrong with the HVAC unit). Clean any appliances that will stay. Caulk around trim and molding as needed. Wipe cabinets and drawers. With all the competition out there, you want yours to stand out, doesn’t take a lot of money, just time and elbow grease.

In 2006 my husband and I signed a contract with owner of home to buy it. Now I find out that she has taken out a loan with our house as collateral (after we signed the contract). Can she legally do that? What happens to us if she defaults on her loan?

it depends. what were the terms of owner financed sale? Were there any other documents that controlled the sale (contracts, deeds, loan docs)?

Legally she can do this unless the contracts say otherwise. Most likely if the seller defaults you will just have the bank as the new lender under the terms of your original loan. However, the bank could kick you out depending on the terms of the original contract and other documents you may have signed. If you are really worried you need to contact an attorney with all your documents from the sale.

It is unlikely they will be able to evict you unless you signed a subordination agreement with them or it was in your original docs

i understand that i could loose our depending on how the market changes, but could i loose out in anyway because of my mortgage? My fiance says we would loose out, something to do with not having paid enough of the interest off yet.
