Does anyone know of any legit company that will sell a condo fast (like those companys called, Sell your house in 24hrs, Fast cash for homes, Cash for homes, etc….) for at least what is owned on the loan?? Dont care if i get any profit from the sale of the condo, just want to break even and sell the condo. I am in CA. Please let me know if you know a company!!

If there is a lot of equity they will buy your house. They pay about 60 cents on the $ of the appraised value.

Obviously if you do not have 40% equity this is not going to work for you, your mortgage company will not let you sell for that.

My ex-fiance and I have a home together and we’ve decided to go our separate ways. The home is in GREAT condition and its only 2 years old.
We really dont want to make money off it…. just want enough to pay the mortgage or possibly trade it in for something smaller in the area…neither one of us can afford this 275k (4br/2.5ba)home by ourselves but could afford something like a townhome.

Ever try to sell your home with on of those we buy houses fast companies? I have been transferred out of state and needed to sale my home quick. I contacted Property resource Corp. They are the biggest rip offs in town. First they try to buy your home for far less then what it is worth then they try to stick you with outrageous fees. There web site says they don’t charge fees but once you read the fine print you find they charge you all kinds of fees. Needless to say I didn’t go with this company. I was just wondering if anyone else had similar experiences?

l would rather go with a real estate company rather then them l just don`t trust these kind of companies

You need to get a real state broker to try to sell your home. You may also contact your city hall and ask if there are programs or grants that may prevent you from going into foreclosure. In the city of MPLS there are a ton of these types of programs. Please check out the links below and educate yourself. my mom and i are going to try and sell our home soon to move out of state but we want to get the most money out of our home now (moving from FL to NJ)

You shouldn’t have multi-colored rooms, you need to paint them neutral colors and definetly take down all band posters. You have to de-personalize the living space so potential buyers can picture themselves living there.

Clean up the clutter, make the space look clean and neat.

I want to sell a home fast and an auction seems the best route. I know they get about 10% compared to 7% for realtors.

But homes sold by auction usually sell for more than through the regular selling way or less.

Before you do:

Remove everything in the house, people like to see where they will put their furniture. Remember your taste is not their taste if furniture and cute stuff sitting around.

Paint the walls one color, usually white because others may not share your love of colors such as red, green, yellow. It will turn them off. I know I dislike red walls with a passion. lol

Repair everything no matter how small. You might get a women in there and they like everything to be fixed.

Wash windows inside and out.

Paint cabinets if needed.

A pretty kitchen and pretty bathrooms sell a house these days. Everyone wants pretty kitchens and bathrooms. This means nice floors, nice cabinets, etc.

Mow the yard back and front.

Clear out dead weeds, flowers, bushes, trees.

Make sure the roof does not leak.

It would be best to get an inspection and let the buyers at the auction see what he has to say.

Be sure to advertise.
